The document governing the landlord/tenant relationship may or may not be a lease (see legal framework). Leases within the Landlord and Tenant Act 1954, to operators protected by the Telecommunications Act 1984 can only be terminated by a landlord by very specific notice procedures and timescales set out under both Acts. Mistakes can render the notices invalid
