Added benefits
Telemaster takes a pro-active approach. It ensures that clients are kept informed of changes in the telecoms industry and its technology; of relevant legal developments, and of associated opportunities and possibilities as they arise. Particularly in the public sector it can provide general advice on telecoms installations, background documentation and information on specific issues, and practical support (e.g. arranging for emissions testing) as required.
MAXIMISING BENEFITS
Telecoms installations will be rooftops, or on land surplus to an owners requirements that would otherwise be of little value. They therefore generate income (rent). Whilst there are risks against which Telemaster can protect the owner ( See Dangers ) it will at the same time ensure the maximum benefits are received, by
- Ensuring rental levels are at full open market levels
- Negotiating tenant contributions towards access and building maintenance
- Monitoring operator compliance with the tenant covenants in the occupation
document
- Marketing the site where required to the operators to attract additional
tenants
Suggesting ways of maximising value; The possibilities will vary according to the type of installation and the aims of the landowner, but might include:-
- transfer of the telecom site into a pension fund;
- transfer of greenfield sites owned by elderly individuals to beneficiaries
(limitation of inheritance tax liabilities)
- maximising the freehold value of buildings let on long residential leases;
- transfer of the telecoms site(s) into a separate company vehicle for sale off at maximum value, and so on.
Telemaster will assess the potential of these and other schemes, although an owner will need separate specialist advice before proceeding.
